EV Charger – will be at our current tariff , please enquire if you’re planning on bringing an EV car

Cleaning fee = £75.

A 20% non-refundable deposit is required at the time of booking to secure your reservation, with the balance due 6 weeks prior to arrival. The £200 security/damages deposit is refundable.

Sleeps up to 4, please do not invite other people to come and stay at the cottage unless you have prior permission. Only 2 dogs are allowed per stay unless more are pre-authorised. All rules form part of your booking contract

HOUSE RULES

 

  1. ONLY 4 people are allowed to stay per each booking
  2. Please be mindful that we have neighbours nearby, be considerate and very quiet after 11pm.
  3. This is a NO SMOKING and NO VAPING & E CIGARETTES premises
  4. No Candles are allowed to be used anywhere on the premises
  5. Shallow frying only is ok but under no circumstances can you deep fry on the premises.
  6. BBQ instructions are in the kitchen draw. Please clean the BBQ before leaving. Please only use on the patio away from the building and away from anything flammable and never leave unattended whilst in use. Make sure the BBQ is safe to leave before leaving it.
  7. Please do not invite others to stay over without pre-authorisation & don’t use the sofas to sleep on. Please note there can only ever be a maximum number of 4 people in the property as our insurance does not cover more than this.
  8. Guests are required to leave the house as they find it with all cutlery, crockery and glasses cleaned and put away. Before leaving please remove rubbish bags to the general waste bin (including doggy poo bags) and place items to be recycled in the appropriate bins, thanks
  9. The washing machine is for your use for your own clothes etc but please can you not wash any of the bed linen or towels etc as we wash these on special cycles.
  10. If the electricity goes please message me asap and if you have no hot water or heating. In the case of a power cut there is a power cut torch light plugged in the hall and one in each bedroom you can use for emergency escape lighting in the case of a fire or if there is a power cut.
  11. Please ensure the garden and access into the forest gates are closed as we have wild boar nearby and they can literally deturf the lawn overnight.
  12. In the case of a fire there are 2 extinguishers a CO2 extinguisher for electrical fires and a water extinguisher on combustible fires from paper, sofas, etc. There is a fire blanket in the corner to the left of the toaster in the kitchen

 

 

Although a security/damages deposit is taken, if the costs exceed this you are fully liable for any damage or items taken/broken during your stay. Please note you must not invite other people to stay during your holiday at Rowan Tree Retreat unless preauthorised. Only a maximum of 4 people can stay. The sofas are not to be used for beds.

Apart from fair wear and tear, if there is any damage inside or out, reasonable charges will be payable after your stay if you haven’t paid before you leave.  Charges will also be incurred for items missing e.g. bath robes.

Access

The cottage and garden is for your own enjoyment. We have a garage in the drive where you park which we require 24/7 access to, but will avoid disturbing you should we require access. We also monitor the hot tub so will pop over to check it, but again we do our best not to disturb you. Occasionally, we may need to do some maintenance, but we will try and give you advance notice. If the hot tub needs urgent maintenance, it may be unusable in which case there is no refund; however, this is highly unlikely. The gas tank is filled when low, so this may happen during your stay. We try and give notice when the windows are cleaned but this isn’t always possible.

Security Deposit

We will take a security deposit of £200 at the time of the booking which will be refunded after you have left and the cottage has been checked.

Cancellation By Us

If for any reason we have to cancel your booking in advance due to circumstances beyond our control, for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property, you will be refunded the full amount of the booking.

If we have to terminate your holiday early for the above reasons, you will be refunded based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.

Cancellation By You & Refund Policy

We advise that you take out travel insurance to cover all eventualities should you need to cancel.

If you cancel more than 6 weeks in advance, you will lose your booking deposit unless you rebook for different dates.

If you cancel any time from 6 weeks before your stay, there will be NO refund.

Any damage beyond fair wear and tear will need to be paid for.

Please note that all the house rules, dog stay rules and hot tub rules have to be met  as part of your booking contract. The booking contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions ie adherence of the above and the dog rules and hot tub rules. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking. If anything is unclear please just contact me to discuss before you book.

IN CASE OF A FIRE

 

If it’s a small kitchen fire please use the fire blanket to the left of the toaster and can be used on cooking oil fires.

 

If needed and it’s safe to do so use the fire extinguishers CO2 for electrical fire and water extinguisher if caused by wood, paper, fabrics etc Under no circumstances use of oil fires

 

If not please call 999 for the fire brigade

Please wait by the entrance of the drive until the fire brigade turn up and take their advice. Please contact me on 07919886989 to report the fire to me if you’ve not been able to do so before.

As lovely as the hot tub is, there are some rules that need to be adhered to if you wish to use it for health and safety reasons. Our hot tub complies with current regulations HSG282.

To use it, simply press the 2 switches inside. One is for extra bubbles and one to change the colour. It is heated to 38C (104F) which can’t be changed.

  • Shower before use with soap and water *
  • Do not use body lotion, sun tan cream or creams, hair spray, styling gels, hair mousse, deodorant, anti-perspirant before using the hot tub*
  • Do not pour anything into the hot tub e.g. bath oils or anything else *
  • Enter and exit the hot tub slowly to avoid accidents
  • Children under 5 should never be in the hot tub
  • Older children need to be supervised by an adult and not allowed to use the hot tub control buttons
  • Limit time spent soaking and cool off before re-entering
  • Consult a doctor before use if pregnant or if you have health concerns
  • Do not take glass near to the hot tub
  • Place no electric/battery appliance within 1.5 m of the hot tub
  • No jumping or diving
  • Do not go in after using alcohol or drugs or use them whilst in the hot tub.
  • Elderly persons must consult a doctor before use
  • Anyone with heart disease, diabetes or high or low blood pressure or any serious illness should consult their doctor before entering
  • If you are on medication and you are not sure whether or not it’s safe to go into a hot tub, please check with your doctor
  • Please turn off the high jets after use
  • The water level must NEVER go below the level of the jets as this will damage the hot tub, if the water level is low please contact us asap to sort
  • Please do not sit or lie on the cover and put it to the side so it isn’t damaged
  • Please replace the hot tub cover after each use and clip it in.
  • Damage caused by not following these rules will need to be paid for

*The pH and Alkalinity levels are checked regularly for health reasons, so it’s important to shower before entering the hot tub and not use any of the products listed above. The risk of microbial growth increases with the introduction of perspiration, dead skin, suntan lotion, spray tans, cosmetics, shampoo and soap residues.

We change the hot tub water on the day that guests arrive and as it is set at 38C. Please note, it may not be ready to use until later in the evening after guests have arrived, especially in cold weather. The hot tub needs regular maintenance and servicing and we cannot promise this won’t need doing whilst you are staying, but we will do our best not to let this affect your stay. If the maintenance is urgent and you are unable to use the hot tub. we cannot offer any refund.

If you wish to hire a bath robe, this will cost £12.50 per person per stay. We have S/M and L/XL sizes. Please request which sizes you’d like and these will be left in your rooms.

Rowan Tree Retreat is a wonderful place for a dog to holiday, with many beautiful walks nearby. We hope your dogs enjoy their stay as much as you do.

We welcome dogs that are ‘house trained’, We accept that dogs are part of your family and if they do go on the sofa or in the bedroom, please ensure you use your own throws or blankets to cover the sofa before they go on it. Please also bring your own dog basket as we do not provide this. We’re happy for your dogs to sleep in their basket in the bedroom, but please note they are not allowed on the beds.

Only 2 dogs are allowed maximum per stay unless you have had pre-authorisation to bring any more

If you go out, please take your dogs with you unless they are happy to stay in alone and you can ensure they will do no damage if left alone.

We provide a mud daddy to wash your dog down, but please bring their own towels.

Please ensure your dogs do not dig in the garden & please make sure any fouling is cleared from the garden. The poo bin needs to be emptied and placed in the general waste bin.
