House Rules

Please leave the cottage clean & tidy as you found it.  If there are any breakages please let us know immediately.  The garden and drive gates must always be closed as we have wild boar nearby and they can literally de-turf the lawn over night.

Guests are required to leave the house as they find it ie tidy with all the plates, cutlery, glasses, cups pans etc cleaned and put away. Please place all rubbish and recycling in bins outside before leaving. Although a security/damages deposit is taken if the costs exceed this you are fully liable for your stay for any damage or items taken/broken. Please note you must not invite other people to stay during your holiday at Rowan Tree Retreat unless preauthorised. Only a maximum of 4 people can stay plus 1 baby in a cot. The sofas are not to be used for beds. The leather cushions on the sofas are zipped to the sofa & they must not be removed. This has happened in the past the zip has been damaged and it was very costly to repair which you would be liable for.

Please be aware of other neighbours nearby and keep the noise level down. We do not allow music outside after 11pm and if you do play it before please keep it to a reasonable noise level that would not disturb people nearby.

Apart from fair wear and tear if there is any damage inside or out reasonable charges will be incurred payable after your stay if you haven't paid before your leave.  Charges will also be incurred for items missing e.g, bath robes.

Access

The cottage and garden is for your own enjoyment.  We have a garage in the drive where you park which we require 24/7 access to but will avoid disturbing you should we require access. We also monitor the hot tub so will pop over to check it but again we do our best not to disturb you. Occasionally we may need to do some maintenance but we will try and give you advance notice. If the hot tub needs urgent maintenance, it may be unusable in which case there is no refund but this is highly unlikely The gas tank is filled when low so this may happen during your stay. We try and give notice when the windows are cleaned but this isn't always possible.

Security Deposit

We will take a security deposit of £200 at the time of the booking which will be refunded after you have left and the cottage checked. 

Cancellation By us

If for any reason we have to cancel your booking in advance due to
circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property you will be refunded the full amount of the booking.
If we have to terminate your holiday early for the above reasons you will be refunded you based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.  

Cancellation By You & Refund Policy

We advise that you take out travel insurance to cover all eventualities should you need to cancel.

If you cancel more than 6 weeks in advance you will lose booking deposit unless you rebook for different dates

Any time from 6 weeks before your stay there will be NO refund

Any damage beyond fair wear & tear will need to be paid for

 

Hot Tub Rules

As lovely as the Hot Tub is there are some rules that need to be adhered to if you wish to use it for health and safety reasons. Our hot tub complies with current regulations HSG282

To use it simply press the 2 switches inside one is for extra bubbles and one to change the colour.  It is heated to 38C (104F) which can't be changed.

  • Shower before use with soap and water *
  • Do not use body lotion, sun tan cream or creams, hair spray, styling gels, hair mousse, deodorant, anti-perspirant before using the hot tub*
  • Do not pour anything into the hot tub e.g. bath oils or anything else *
  • Enter and exit the hot tub slowly to avoid accidents
  • Children under 5 should never be in the hot tub
  • Older children need to be supervised by an adult
  • Limit time spent soaking and cool off before re-entering
  • Consult a doctor before use if pregnant or if you have health concerns
  • Do not take glass near to the hot tub
  • Place no electric/battery appliance within 1.5 m of the hot tub
  • No jumping or diving
  • Do not go in after using alcohol or drugs or use them whilst in the hot tub.
  • Elderly persons must consult a doctor before use
  • Anyone with heart disease, diabetes or high or low blood pressure or any serious illness should consult their doctor before entering
  • If you are on medication and you are not sure whether or not it's safe to go into a hot tub, please check with your doctor
  • Please turn off the high jets after use
  • The water level must NEVER go below the level of the jets as this will damage the hot tub
  • Please do not sit or lie on the cover and put it to the side so it isn't damaged
  • Please replace the hot tub cover after each use and clip it in.
  • Damage caused by not following these rules will need to be paid for

*The pH and Alkalinity levels are checked regularly for health reasons so it's important to   shower before entering the hot tub and not use any of the products listed above the risk of microbial growth increases with the introduction of perspiration, dead skin, suntan lotion, spray tans, cosmetics, shampoo and soap residues

We change the Hot Tub water on the day that guests arrive and as it is set at 38C please note it may not be ready to use until the later in the evening after guests have arrived especially in cold weather. The hot tub needs regular maintenance and servicing and we cannot promise this wont need doing whilst you are staying in but we will do our best not to let this affect your stay.  If the maintenance is urgent & you are unable to use the hot tub we cannot offer any refund.

If you wish to hire a bath robe this will be £12 per person per stay. We have S/M and L/XL sizes. Please request which sizes you'd like and these will be left in your rooms.

Dog Stay Rules

This a wonderful place for a dog to holiday with beautiful walks and we hope your dogs enjoy their stay as much as you do.

We welcome dogs that are 'house trained' We accept that dogs are part of your family and if they do go on the sofa or in the bedroom please ensure you use your own throws or blankets to cover the sofa before they go on it. Please also bring your own dog basket as we do not provide this and we're happy for your dogs to sleep in their basket in the bedroom but please note they are not allowed on the beds.

If you go out, please take your dogs with you unless they are house trained or if you have brought their crate.

We provide a mud daddy to use to wash your dog down but please bring their own towels. If you forget these please let me know asap

Please ensure any fouling is cleared from the garden and the poo bin needs to be emptied .

  • Do not allow the water to go below the jets it can cause an air lock and the jets will stop working and causes damage to the hot tub
  • Elderly persons must consult a doctor before use
  • Anyone with heart disease, diabetes or high or low blood pressure or any serious illness should consult their doctor before entering
  • If you are on medication and you are not sure whether or not it's safe to go into a hot tub, please check with your doctor
  • Please turn off the high jets after use
