We look forward to you relaxing in our Cottage and having a lovely stay, below are a few house rules which may be subject to amendment at any time without notice:
Our hot tub complies with current regulations HSG282. For health and safety reasons it is essential that you read our hot tub rules on this page before using, if you have not you may not use the hot tub.
We change the Hot Tub water on the day that guests arrive and as it is set at 38C please note it may not be ready to use until later in the evening after guests have arrived especially in cold weather. The hot tub needs regular maintenance and servicing and we cannot promise this will not need doing whilst you are staying in but we will do our best not to let this affect your stay. There are strict rules about the use of the hot tub e.g. not wearing any lotions on the body especially fake tan cream. If these rules aren’t followed you will need to pay for cleaning of the hot tub and if required, payment for a replacement filter.
If you wish to hire a bath robe this will be £10 per person per stay. We have S/M and L/XL sizes. Please request which sizes you’d like and these will be left in your rooms.
This a wonderful place for a dog to holiday with beautiful walks and we hope your dogs enjoy their stay as much as you do.
We welcome dogs that are 'house trained' and they must stay off the furniture/beds and not damage our property inside or out. They must be under strict control at all times. They must have relevant vaccinations and be free of ticks and fleas. If you wish to have your dogs in the bedroom, that’s fine but please can they stay off the beds and sleep in their own beds.
If you go out, please take your dogs with you they must never be left in the house alone. We provide a bowl to wash your wet and muddy dog paws outside before they come inside.
Please bring your own dog towels to dry off your dogs but we will leave some as a back up!. Please also bring your own dog blankets and basket as we do not provide these. We do provide dog bowls & some treats.
Any fouling must be cleared up immediately. We do offer dog sitting services which we prefer to be booked in advance a minimum of 3 hours at £10/hour. Enquire if you haven’t booked as we may be available. You will be liable for any damage caused by your dogs. Please report any damage immediately.
We do arrange pamper parties but we ask all guests to please be quiet after 11pm as we have neighbours nearby
Smoking is not allowed inside the Cottage. If you do smoke outside please clear up any stubs before leaving.
Please leave the cottage clean & tidy as you found it. If there are any breakages please let us know immediately. The garden and drive gates must always be closed as we have wild boar nearby and they can literally de-turf the lawn over night.
Please be aware of other neighbours nearby and keep the noise level down. We do not allow music outside after 11pm and if you do play it before please keep it to a reasonable noise level that would not disturb people nearby.
Apart from fair wear and tear if there is any damage inside or out reasonable charges will be incurred payable after your stay if you haven’t paid before your leave. Charges will also be incurred for items missing e.g, bath robes.
The cottage and garden is for your own enjoyment. We have a garge in the drive where you park which we require 24/7 access to but will avoid disturbing you should we require access. We also monitor the hot tub so will pop over to check it but again we do our best not to disturb you.
We will take a security deposit of £125 at the time of the booking which will be refunded after you have left and the cottage checked. If the booking is cancelled it will be refunded in full.
Cancellation By us
If for any reason we have to cancel your booking in advance due to
circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property you will be refunded the full amount of the booking.
If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable. If its something else e.g fault with the hot tub you can choose to continue your stay or request a refund or different dates (same rate).
Cancellation By You & Refund Policy
If you cancel more than 6 weeks in advance you will lose your booking fee and 15% deposit.
Between 6 weeks and 2 weeks before your stay there will be a 50% refund.
Between 2 weeks and 1 week before your stay there will be a 25% refund.
Any time from 1 week before your stay there will be NO refund
